Our Role

Titrin prepared a P-10 Land Capability Assessment for an equestrian property in Langley, supporting an Agricultural Land Commission application to remove peat and place soil so the land could be brought into pasture and broodmare use. The work was led directly by our Principal Agrologist, P.Ag.

Outcome

The sealed final assessment, including site cross-sections, was completed and submitted to the Agricultural Land Commission in support of the application.

A horse property held back by peat

This Langley property sits within the Agricultural Land Reserve and was intended for equestrian use, but deep peat across the site limited what the land could support, leaving it short of the stable footing needed for grazing pasture and broodmare fields. To change the land’s use in a way the Agricultural Land Commission would accept, the owner needed credible evidence that the proposed soil works would genuinely improve the land’s agricultural capability.

Titrin carried out a P-10 Land Capability Assessment, the standard method for rating agricultural land in British Columbia, comparing the existing peat-dominated profile against the capability achievable once peat was removed and suitable soil placed. We translated the proposed earthworks into site cross-sections showing the before-and-after profile and grounded the work in the agricultural rationale a reviewer actually asks for. The final sealed assessment was prepared under our Principal Agrologist, P.Ag., and submitted to the ALC as a single regulator-ready package supporting the application.
